He’s right about the easement though. Putting mostly river swamp in an easement isn’t doing anything. It couldn’t be developed before and it can’t be now.

Back on topic. IP closure hurts. We’ve seen a lot of mills close across the southeast in the last year but this one is a gut punch. Not only being a forester in Georgetown, but being a Georgetown resident. It’s the end of an era. Bring on the tract homes and apartments to go the way of the rest of the SC coast. I’m sure town council is delighted. They got rid of 700 undesirables to make room for retired yankees.

My first thought. That mill was the last defense to what’s happened everywhere else along our coast. .

One of my customers as well. That really sucks. I was at Ascend in Greenwood yesterday while their CEO was going around letting them know their plant will be closing in December as well. I believe those guys will be out of a job also come February.

IP and the steel mill will be superfund sites. It’ll take a huge bankroll to do anything with this properties. You won’t see anything happen anytime soon.

Santee Cooper Winyah Station in Georgetown is scheduled to run until 2034. That is the last I heard anyway. I know they are spending money in the plant so I am hopeful.

Yeah, I'm thinking my $18 monthly bill is going to get bumped. City residents got a big bump already recently. Steel mill is done, now IP, and winyah station isn't too far behind. That's a lot of industry gone in a short period of time.

Yea, on your average size tract in South Carolina, timber now has two values, a stumpage value (what you can get if you cut it down) and an aesthetic value (what it is worth to someone who likes the way it looks).

In the vast majority of cases on a recreational sized tract, you will see the aesthetic value is far greater than the stumpage value.

Exactly right. There is no such thing as a "timber investment" anymore. Land prices will continue to rise like the past couple of years due to availability. Go to Landwatch and see how few properties are for sale in the market from years past. People are holding property right now and in turn there are minimal tracts for sale which is a big driver of Bare Land Values. With fewer tracts for sale agents are seeing how far they can extend the goal posts.

City water comes from IP Canal- your rates are going to get a bump! City has a lot to figure out in the next 60 days

The only issue is that the only thing to draw to Gtown is tourism after this. Gtown for all intents and purposes is pretty run down and unless you fish or want to visit a few historical sites, there just isn't much there. Pawleys is the closest beach and with little to no parking plus struggling to fill houses there now, I just don't see it. People want to live on the north side of the bridges moving into the area. I have some houses going on the south end and we are getting people from Mt. P moving up here, cashing in on a house they paid $180K for in the 90's for over $1M and commuting to work or retiring. This is going to be a big hit to this town, way above my pay grade on how to remedy the loss. Decades of lack of forward thinking and a plan for if/when this happens is going to take a while to overcome.

Georgetown Harbor and Winyah bay need to be dredged. For them to be able to get any ship in there! But it could certainly be used as a place to load rail cars.

Dredging and opening a shipping channel through Winyah would be a huge undertaking. Then you have to develop the infrastructure for port use. The Sampit is narrow and relatively shallow too. Doubt anyone would look at the needed investment capital and see that as wise.

Born and Raised in Georgetown. A “huge undertaking” is an understatement! I’d call it impossible!
