Short of emails, a text to me is the best way to do this and keep a record of my concerns.
    Jocko that stuff, man.

I would demand the builder visits the site everyday. You cant find problems if you arent on site

At least your door has the glass in and not just the screen.

Well now we can add stealing to the list………….. straight to their work van she went with it. Looks like 2 cases of liquid nail or whatever they use under the subfloor and either a case of nails or joist hangers that were just delivered a few hours before these photos that are still shots from videos of her doing it. Contractor asked them about it and they said “ we put them in the van to keep it safe.” The liquid nail or whatever it is has been there for 6 weeks. No telling what else has walked off.

I think I’d tell him I’d handle it from here and finish sub contracting myself.

Progress will go from a crawl to a stop in this environment if he does that,

And don’t take that as me defending his contractor cause the job so far look like crap

He won't be a returning customer, and he'll have to compete against contractors for any decent subs left out there.

How's that. I do 100% of my work for homeowners. Builders like to hold onto your money too long. He may have to wait on another crew but at this point he has nothing to lose. Legally he has to give them the opportunity to fix the issues. After that he should run them off and have Jose and hose b come dry it in with synthetic paper till he can find someone to come straighten out that mess. But I would definitely call time out asap before you have a nervous breakdown. Living next door is probably not helping.

I don’t understand the individual not being able to get anything done either. I just renovated parts of my house and found all my subs myself and hired them to do the work. If I had waited on a contractor I would still be waiting like my sister. Who had been working on a pool and pool cabana for almost a year now.

One of my good friends just built his house. Sub contracted the entire thing out himself. He told me if he had to do it over he would hire a contractor. He said it was a pain in the ass to get people to show up because they were on another job for their normal contractors. He also said it cost him more in the long run because of stuff he had to redo that the subs messed up and wouldn’t come fix. I don’t think I’d be any better off trying to sub it out myself at this point. The contractor had the framing crew tear out and redo their screw ups and are finishing that up. They have about 2 days of work left and will be gone. I’m hiring an inspector to come once they are done and will report his findings back to my contractor and see where we go from there. I’ve made it clear that he will not get another penny until every single issue is fixed and I’m satisfied with it.
