    None of those states have much on South Carolina except for nappy winters.. for me at least. They can't touch it.

    When DR Horton or similar show up and start offering $50k an acre for $3k an acre land, landowners start thinking about their futures. Songs are cute and all but most of these properties aren’t viable farms. Timber is in the shitter due to mill closures and that’s life altering money for a lot.
    Yeah, but do you consider a dog to be a filthy animal? I wouldn't go so far as to call a dog filthy but they're definitely dirty. But, a dog's got personality. Personality goes a long way.

    I think the collapse of the timber industry in SC is about to put development in overdrive. A lot of property is undevoloped only because timber could offset the holding costs.

    I never even considered the thought of selling out but when my farm is surrounded by neighborhoods and I can't shoot, hunt, burn, or keep up with all the trespassers, I can't think of any reason to try to hold out. Before you call me a sellout, give me a reasonable offer to buy the land so you can keep it as the only greenspace in the Ohio transplant neighborhood.

    I just had this conversation at a funeral yesterday for a tobacco legend! We have tied up a crap ton of farm land in pine trees. We were an agrarian state. We are still growing, but just not ag. Trees were a stop gap for tobacco, not a fix. I don't know anyone that likes log trucks. However I like them more than I do transplants. With the state of the timber industry, and an aging out boomer population we have a road map to land these transplants in here lie tobacco rows! I like to think as stupid as we are as the SC DUCK brain trust, we are more smart than the average yankee.

    According to a new report released this week, Charleston has one of the worst commutes in the nation, with traffic contributing to some of the highest levels of mental stress and anxiety.

    Let me dig a little and see if I can find the report. I heard this on the radio. It also stated that Lexington and Mauldin were on the list.

    I travel all over the US for work. I'm gone every other week. I'm in Houston, Dallas, LA, San Fran, NY, Chicago, Boston and everywhere in between. San Fran, LA and NY are tough, but the article doesn't lie putting Charleston right there with them. It's the worst of the worst and for small town traffic, Summerville is a different kind of hell.

    ....and once the land is developed and all gone, it's gone F O R E V E R. SC is never going to be what it was even just 10 to 15 years ago, it's over and done. The impact Georgetown development will have on the surrounding area is going to suck, just like it does in Mt P, Charleston and all surrounding islands. If any blue voter who moved to SC even whispers "sea level rise" I will punch them in the mouth.

    I've suffered in snow, blizzards and -20 as a kid, it sucks. I could survive in S Louisiana, temporarily, until a storm wipes out our camp.

    I hate it. My wife and I discuss this often as she grew up in Charleston and absolutely hates seeing what it has become every time we go down there. We left Greenville six years ago because I saw the writing on the wall there. Where we live now seems a little insulated from it, but that won't last forever.

    So realistically, what can little ole me do? Or any of the other average locals, born and raised here do? Genuine question because I don't know. Train's left the station on ruining SC as we know it...
    Don't say anything regarding voting, or talk to your legislators...

    You already know. Detroit. Came down for college 42 years ago this Fall and fell in love with SC. You hate me for it but if you were born in Detroit would you have stayed, married and raised your family there?

    My family has lived and died in SC since the 1680s. I can’t fathom living, dying, and being buried in another state but the more the state changes, the less it’s the state I know and love. My wife is from Washington NC and it seems to be a ways away from development, great fishing, and great hunting. I don’t think I could make that move though.

    Welcome South Brother! I am an immigrant also. Moved to GA in 1972. Got here as soon as possible. I identify as a Southerner.

    Scotland you say?? My kin arrived from there around the turn of the century and moved all the way across country to California, where they used the only skills they had. Carpentry and furniture builders. My Mom's side of the family built a thriving custom furniture business. At one point the company was the biggest end user of California Claro Walnut. Winchester Repeating Arms company used to buy stock blanks for their rifles from the "Castoff" pile.

    Sadly, I only have two pieces of their handiwork in my home.

    Damn squirrel man from the ropes!

    The SC train left the station a long time ago. If I up and move to SD does that make me any different than the Yankees moving to SC? I would like to think that I would vote and think like the majority of folks from SD but I am still another person. The real question is were we more spread out or where the hell are all these people coming from.

    Yeah, I'm not leaving.. it's not like we're living in Los Angeles. Traffic becomes a little aggravating, downtown Charleston is basically dead to me. I went to brunch at Tazza in FA Saturday.. forgot about all of the college graduations. So it was nappy. If I can get a couple of decent restaurants open, people actually serving good food, even at our new boutique hotel, and maybe a parking garage I'll be okay.. plus a better grocery store. I want to see another cap at some point at our country club so I don't have to see public looking people making public looking faces and playing terrible golf.
