That's the problem with so many "investments" these days. With the conservation easement already in place, there is no economic value per say for future appreciation, which in theory should drive the appreciation down. Instead someone paid a probably reasonable price 15 years ago, stripped the tax savings with the easement and now is getting 5x on their money.
Add in less ducks, more coastal flooding and higher taxes and the next person simply has to have FU money to stare at it. Oh well.
Kansas equals more ducks and big ass bucks.
Spend 2 million and fly back and forth whenever you want and save 22 million.
