Exactly! Only thing the pine trees over here are doing for wildlife is getting in the way. They do however fund a part of the management so it is a bit of a give and take. Id plant about half of the 250ac in loblolly and start to develop some early successional habitat in the rest. You deer, turkeys, and rabbits will all thank you for that.

Just my opinion but I'd rather have available income one day vs a grown up cutover that will be years out from ever producing any dollars. Wildlife will use a piece of land regardless if you have a food source, plant plots or strips in the pine plantation and call it a day.

Long Leaf is free and you can pretty much start burning on day one to kill the hard woods that all these people love.
