    Default Lumber

Prices seem to be heading back down.

Down $50 (6.6%) today at a level of $690. Down $220 over the last 14 days.

It was over $1300 two months ago.

Housing starts are headed down, interest rate hike and looming recession are going to keep it headed down.
Yeah, but do you consider a dog to be a filthy animal? I wouldn't go so far as to call a dog filthy but they're definitely dirty. But, a dog's got personality. Personality goes a long way.

How long is the lag between a drop in the spot board-ft price and the price drop for the consumer?

A sizable mill owner told me last month that the lumber price is coming down. He said they were starting to see it in their operation and there should be a 4-6 month lag between his pricing and the retail. He cuts dimensional lumber that ends up in Lowes and Home Depot. Knowing I need to do an addition on my house, he told me to sit tight for 6 months in regards to lumber. I hope he is right because 3 females and 1 bathroom in my house is long past old.

It's going to move substantially lower in 4-6 weeks at Retail. If you have an account at a BFS, 84 Lumber or larger suppliers you may even see lower numbers this week over last.

I'm dragging my feet on building my new house. The wife is beyond ready, but I will have a foundation ready in a few weeks, and then twiddle my thumbs a bit more until prices get better. Our last two spec packages made me hit the brakes with both feet.

I got a quote back in January for an addition to the house and got the same quote today. The price difference was only $400 bucks. I was hoping for a much bigger difference being it was $1.40/ft compared to now at $.67/ft. I understand it may take some time to get the price down to the consumer but damn shit is still high as giraffe pussy.

It would seem like that’s what they’re saying. I know I’m going to wait a few months before I even think about replacing my deck.

Contractors aren’t going to quote a lower price until they run out if work which means until a recession hits.

$562 today, down $130 since this thread started.

Any contractors seeing a drop in consumer prices yet?

Brandon, what product are you using as the reference for these prices? Just curious.

NASDAQ lumber commodity price per board foot.

    https://markets.businessinsider.com/...s/lumber-price

It’s akin to gas prices and “cost of a barrel of petroleum” commodity price.
