    Default recent home sale

Out near the new Cardinal Newman school here in Columbia..........listed and sold in 3 days for listed price as is. Not a large home. 120K$. 11 offers.......The realtor is a guy named Patrick O'Conner from Irmo area. My buddy said he was right on with everything. Of course it seems everything is selling now.

My friend is a jet engine mechanic for UPS and they wanted to move him to Iowa.

As another aside....he is the only person I know who has bought a recent Remington 1911. He got it for the threaded barrel. He likes the gun. No issues.

The trick is getting it to appraise for the current "highest and best" contract price unless it's an all cash offer with no appraisal contingency. It's an insane market right now. Many folks are being disappointed and left not knowing what to do when they get burned by the appraisal contingency.

One track builder just stopped us real estate agents from writing any contracts due to backlog of current construction contracts and unknown future materials costs.
Listen to your elders. Not because they are always right but because they have more experiences of being wrong.

    I have a friend that sold a house, I had a go cart when I was 8.
When it comes your time to die, be not like those whose hearts are filled with the fear of death, so that when their time comes they weep and pray for a little more time to live their lives over again in a different way. Sing your death song and die like a hero going home. -Tecumseh-

Caterpillars are much prettier after they turn into butterflies. And DR Duck called somebody the head of a dick.

I like buying guns. I’ve sold cars, trucks, boats, houses and guns. Oh and fishing stuff. Y’all like chicken salad?
Yeah, but do you consider a dog to be a filthy animal? I wouldn't go so far as to call a dog filthy but they're definitely dirty. But, a dog's got personality. Personality goes a long way.

When I was younger, and would see a fly on a big pile of poop, I always wondered how such a small fly could make so much poop.

Actually a warning embedded in a riddle....11 Irish guys are going to invade America by shipping themselves to Iowa via UPS in 3 days. They will have Remington 1911's concealed in barrels labeled as "thread" shipped in with them.

Thanks for the heads up rp....making sure all my 30 round mags are topped off as I type.
