    You don't need an engineer.

I’m with Turbo. But if you absolutely feel that you do need one then I’m with BB.

I have been told otherwise. I also talked to my future neighbor and she said she had to get hers engineered also.

All depends on municipalities...try and get a permit here in the LowCountry with out one.

Then tell them the 'eff off cause Turbo said you didn't need one.

Yeah, if you're coastal, you need an engineer.
Yeah, but do you consider a dog to be a filthy animal? I wouldn't go so far as to call a dog filthy but they're definitely dirty. But, a dog's got personality. Personality goes a long way.

I had to get an engineered set of plans for an addition. Luckily I was able to trade some surveying work. What area you in?

Georgetown. I would be willing to buy a set of plans engineered already if I can find a set close to what we are looking for.

Pretty sure the engineer(civil) is only needed for the foundation and footings plan in the coastal counties.

Yeah, I’m pretty sure you’re wrong. You have to have structural drawings showing hold down anchors, shear walls, beams, foundation plans etc.

OP try Earthworks, Advantage in Gtown, Martinez in MB.

Pretty much what I meant. Reason I put civil behind the engineer. I haven’t had to have electrical drawings stamped for Georgetown, Charleston or Dorchester County.

Gtown requires them property specific based on your zone VE is different than AE or other flood/non flood zones. Your project will be done by a structural engineer, they will also require a plat with the house/addition/project shown on it.

I have to get an engineer to draw stuff for me all the time.. dumb stuff, like floor framing or ceiling joist. But please tell me why I don’t need one.

Call Keith Johnson @ South Atlantic Homes. He’s in Georgetown and can point you in the right direction. Sahbuilds.com
