    Default Where do you... grill and chill?

    Under contract on a new house. The existing back patio/deck needs some love. I want to do it up right, but want to hear and see some practical recommendations.

    This my real “back of the napkin” sketch of what we’ll have and something similar to what my wife wants... IMG_8588.jpg

    Quoted something along these lines not long ago. Wasn’t finished out that nice. It was around 22,000. Now you can do it way cheaper yourself.

    Dont let your wife change ANYTHING once you agree on a layout. We started to build something like what you have pictured and it turned into a fully finished sunroom with a mini split ac unit and $15k worth of windows....

    Low slope shed roof is about the best you can do there.

    Yep. You will have one hell of a dead valley. Doable but will need epdm or TPO membrane

    Someone mentioned a fireplace, the last full masonry fireplace I did on a new house ran about $7500 (if I remember right). I’m sure the cost has increased since, that’s going to be pushing a 3rd of your budget

    8-12k is market price on an odfp in Columbia. Ive done a bunch in last 3 years. Depends on height to firebox and bricks selected.

    Listen to Charlie. He cant hit a rabbit walking, but is as fine a contractor as you will find. Has done multiple jobs for me. He is finishing a patio, fireplace build as we speak.

    Unsolicited advice here. I’d think hard about what type of people you are and how much you’ll actually use it before I decide on a design. I know several people that have spent big money on projects like that and after the new wears off, they never use it. Too busy, too hot, too cold, etc. Just something to think about
