    They can compete on the lumber but their trim prices are 2-3 times why I pay.

    Read that this morning. The short version is the Cannucks are fucking southerners on timber prices coupled with too much supply in SE courtesy of the feds CRP program in the 80-90s.

    I just hope it doesn't stay high. I would like to build my house at some point. in our area, prices have increased $20-40/sq ft in the past 9 months or so

    What’s a good price for pine right now. I was quoted within the last 30 days $9 a ton for pulpwood and $12 a ton for lumber.

    By then rates may have gone up....again. You may be better off to bite the bullet now.

    Rates fluctuate. You can always refinance at a later point. You can never recoup paying 30% more for a house.

    After waiting this last year to watch lumber prices keep rising, we signed our contract and loan documents this week. Interest rate has jumped a bit in the last two weeks per our Mortgage Broker.

    I was once a mortgage loan officer manny years ago. The competitive rate was 9%. If you put down more than 25% you could get 8 3/4%.

    After a few years there was a money shortage and rates went to 14%. People panicked and stood in line to get it.

    My first home was financed for 30 years at 8%.
