    Default Private or Gov't Flood Insurance

    I know the differences between what they cover but until today, I'd not considered private flood insurance.

    Any thoughts on this from the brain trust?

    I'm looking at Neptune Flood.

    Private typically has lower premiums & no waiting period.

    We have it on a rental property w/ Allstate. But, I thought it was still regulated by the gov (cost, coverage, etc)

    You checked Geovera? I know on our wind and named storm coverage they were considerably less.
    Yeah, but do you consider a dog to be a filthy animal? I wouldn't go so far as to call a dog filthy but they're definitely dirty. But, a dog's got personality. Personality goes a long way.

    Got ours through State Farm for IOP house, thought same thing it was all backed by FEMA. $250K limit if I am correct

    there is insurance backed by FEMA and then private that is a private company like your homeowners insurance. More benefits in private over the FEMA. Temp living expenses, etc.

    I think the only private company is Lloyd's of London. I'm pretty sure all the rest is fema . Some other companies may underwrite but it's still through fema.
