    Looks like all of the house might be barely yours but your well is not your well.

    Oh it absolutely does, if I gave that impression then I need to go back and reword whatever it was that lead you to believe that. Those 4 pins on that plat are all you have to go by, if he didn't set them then you have a mess on your hands. And even if he did set them and they haven't been disturbed.....where are they??? You don't have a tie pin to go off of. You don't have lines of occupation to go off of.....nightmare. And the quote I sent for that job would reflect all the above.

    Never mind, for some reason I was thinking it had been resurveyed since the 1997 date. I see that this is what the date is on the plat that is recorded.

    I saw the 2010 on the side and thought that was the survey date as well. Or I would have had it redone.

    Wolf, get you a surveyor and make sure the well is located on the survey. And go ahead and do what you can to establish how long the well has been servicing your house.

    After you have it surveyed you need to consider approaching the owner of the land around you about doing an equal area swap since he won’t consider selling you more land if you need it. All you’ll be doing is moving your lot around to include your house and hopefully your well.

    I mean from his corner there's .35 miles of Steve's property until you get to a road, that's pretty tied down..

    Y’all are overthinking this thing.

    If they wheels are still on it...just remove underpin, disconnect plumbing/electrical, and pull it over a few more feet onto your land until you are comfortable with it. Oh and don’t forget to bring your front and back deck with you.

    Part 2 - drag your well house across the line and then plumb your well underground to pump in new well house location.

    Problem solved.

    I would call the company that did the last survey and see how much they would charge to come back and re-stake the corners so you can see what you are about to get in to.

    He may be the only one that can retrace the thing if he set the corners the first time. I sure as hell wouldn't go out there and head .35 miles from the intersection and start setting corners off that. There is a POC on the lot, I guess you could pull the highway plans and make a judgement call from there. This is all assuming a different surveyor couldn't find at least two of those monuments that are "set".

    He may also have some pins in his point file that he used to layout the lot, but didn't show on his plat.
