    out of curiosity, what cost per square foot are you expecting as opposed to stick built?

    If'n I were to agree, no paper and pencil would be involved. Other than writing love letters to the ladies at the grill on our way out, of course.

    The building itself (walls, roof, doors, windows) I’m looking at no more than $10/sf. Add in concrete, mechanicals, and construction of living quarters and I hope to be in it for $50/sf or in that range

    Hard to find home designers/drafters now. Interweb and mass produced plans made if difficult to explain to customers why customs plans were north of $1.00 per sf when mail order plans are half that. Most builders still have a guy it is easier for a drafters to work with a few builders on custom homes especially stay in budget.

    With typical homes buying existing plans and specs and taking hard bids is better. With custom builds a design build is smoother process, imo.

    I built a pole barn as my house. I drew up sketches and took to a lady in Sandy run and she made them into plans . Mine is 48x 40 with 16x48 upstairs. Cypress exterior and stained concrete downstairs. I was in about 130.000 for almost 2700 square feet. That's septic well 2 units everything.
