    Default ~450 Acre Prepper Retreat for Sale

    We sell a lot of land, but I only post about one per year on SC Ducks. This is a tract worth knowing about. The only reason this is for sale is that the owner, my aunt, is very sick.

    It is a ~450 acre prepper estate on the Saluda River between Newberry and Saluda. It will also work as a timber/hunting tract or a primary family residence.

    The 4 bedroom, 2 bath home is well kept and can run off the grid. It has features like solar panels, generator, propane heating, well water with optional hand pump, fenced garden with mature fruit producing trees/bushes, chicken coops etc. It is technically a cabin, but it is very nice. It could easily serve as a primary home.

    There are basically two neighbors on the main part of the tract. That makes it really private and easier to do deer management. If you have ever owned land with a lot of neighbors you understand the benefit of a tract like this.

    It has a premerch timber, merchantable timber and just over 100 acres was clear cut this winter. That land will need to be replanted after it rests for a season. The price has been lowered accordingly.

    The river frontage is nice and it is common to see fishing boats on the river. You can take a boat about 10 miles downriver to get to the big water of Lake Murray. There is no dock on the property at this time for privacy reasons.

    There is a solid turkey population as my aunt has never allowed me to shoot them.

    What's going on with all of the ponds on her neighbor's property? Are they impoundments?

    That tract also belongs to family members. Those are old Clay pits. They hauled Clay to make bricks. It will probably sit just as it is for the rest of my life. They have no interest in selling or making duck impoundments.

    Water color looked different, didn't know if it had anything to do with the water treatment plant across the river. Is the land on all sides owned by family? If so, that is a big nice piece of green that you would never have to worry about being developed.

    I grew up hunting that tract with the pits.
    It has always been that color and I think it is due to the minerals in the clay. The water plant across the river is the freshwater supply for all of the public water supply in Saluda. There is a big trunk line that runs up the highway to Saluda.
