I go back and forth on keeping it vs cutting it down and planting another one.
When I compare it to the other 3 I have that size and their canopies you realize how poor its really doing.
But I've gotten some good contacts, so I'll get someone out to look at see if we can come up with a plan.

Update:
Had Carolina Tree Care out today. They trimmed all the dead and unhealthy limbs out of it and got a ton of weight off of it. We cut as much out of it as possible while leaving it a canopy. It's not in danger of hitting anything if it does split now. And hopefully with all that weight removed it will last a while longer.
I went back and forth on it, but ultimately I figured a tree of that age deserves a fighting chance.

The trimmed 4 of the other oaks as well. This pic gives some size perspective.
I should also point out that Dana and the guys at Carolina Tree were top notch. I would certainly recommend them to anyone else in the low country.
